The Osborne File:

Case File

Name: David James Osborn

Alias:  “Ozzie”

Profession: Realtor

Prudential - California Realty, Escondido, CA.

Accomplishments:

Specializes in sale of real property in San Diego County.

Offers one stop real estate services, including home service lending, title company, representing buyers and sellers.

David James Osborn

His Intelligence Report:

I see a steady increase over the next 18 months to 24 months.  Nice and steady, single digit growth . . . 3 to 6% range in prices - it's an ideal market in which to get involved.  The risks are a lot lower than in 2008 . . . we should see steady increase in equity value.

While there is little or no money available in commercial and construction loans; home loans are not that tough . . . FHA loans, for example, are fairly easy to obtain.

Foreclosures still represent about 1/3rd of the market - according to Realty Trac.

People have been forecasting increased interest rates but so far, they haven't.  Fluctuations are slight 1. 1.25% - I believe the economy is coming out of recession and we are on the road to recovery.  San Diego County is always one of the first ones to start on the road to recovery.

Real property is still relatively low, even those properties not in foreclosure.  Now is the time to buy.  A lot of other people bought at the high end of the market, the smart buyer will buy now.

You may think from the dossier we have on David James Osborn that he is something of  a Secret Agent.

Nothing secret about it.  He’s a master at listing and selling real estate.  Call him at 858.437.7725 (Cellphone).

Folks who enjoy their kitchens, those who simply love to cook, demand the best in cookware. It not only makes their job easier, but it is more efficient, it makes for healthier meals, and it gives out the statement . . . . “we care about our food and its preparation. That’s why we use products from Guy Herald Cookware.”

Guy Herald heads up what is now a two generation business. His dad started the business in 1947 and was the first one to start demonstrations at State Fairs in 1961.

Guy grew up with the business, has been doing it himself since 1973. His family business has been in downtown Escondido for 34 years. He’s married, his parents still live in Escondido, in the Oak Hill area, and he also has one sister who lives locally.

He does Farmer’s Markets and other type of showings 4-5 times a week throughout San Diego County. He also goes to the State Fairs in Ventura and Indio.

The Cookware was originally all aluminum, before stainless became the state of the art. Also, it started as cooking parties in homes where you brought in friends/neighbors. Much research and many changes have gone into the cookware business since then.

Tutorials are offered after purchase. “When you purchase a set of cookware, you need support. That’s what I pride myself in: that I’m here for you, and can answer any of your questions and help you in any way to enjoy your new cookware.

Guy Herald demonstrates his top professional cookware at the Lawrence Welk Farmer’s Market. He appears there every Monday from 3 to 7pm. He also appears at the Escondido Farmer’s Market every Tuesday, also from 3 to 7pm.

Escondido Wellness Center Partners With Local Farm

Morning Song Farm, a North County organic subtropical fruit and vegetable farm has teamed up with Neighborhood Healthcare, a nonprofit community healthcare agency, to ensure delivery of healthy, fresh fruits and vegetables to North County patrons. The Wellness Center, located at 425 North Date Street in Escondido, serves as a weekly drop off site for the farm’s deliveries of fresh, organic produce. The deliveries are part of the farm’s Community Supported Agricultural (CSA) subscription program.

A CSA is a pre-paid stipend each week to a farmer to work for the consumer growing organic food. Over the last 20 years, a CSA has become a popular way for consumers to buy local, seasonal food directly from a farmer. Clients receive boxes of fresh fruit and just harvested vegetables every week at an established neighborhood delivery site – often the front porch of a generous neighbor, or a business or school.

Every Tuesday, Morning Song will drop off their fruit/vegetable baskets in North County. In Escondido at Neighborhood Healthcare on Date Street, in Carlsbad, Oceanside, Cardiff and Del Mar, all in residential neighborhoods.

CSA “share-holders” enjoy Morning Song Farm’s fabulous fruit and veggies all week (if it lasts that long!), experiencing the variations and tasty treats of California’s seasons.

Tracy Ream, CEO of Neighborhood Healthcare, said “One of the most important solutions to the current healthcare crisis is healthy eating. Starting with local, just harvested fruits and vegetables is a great place to start.”

Morning Song Farm is a certified organic farm that grows macadamias, avocados, guavas, blackberries, melons, strawberries, Asian pears, apricots, oranges, limes, mulberries, grapefruit, kumquats, mandarins, apples, pomegranates, persimmons, loquats, melons, passion fruit, and dragon fruit. Vegetables include carrots, beets, swiss chard, arugula, lettuces, potatoes, garlic, tomatoes, zuchini, pumpkins, mint, rosemary, stevia, basil, parsley, chives, onions, leeks, and more.

Founded in 1969, Neighborhood Healthcare is an award-winning organization that is known for excelling at its mission. A private, non-profit 501(c)(3) community health organization, it employs 450 people and provides medical, dental and wellness promotion to 65,000 people a year including 20,000 children who might otherwise go without care.

At its 10 health centers located throughout San Diego and Riverside counties, Neighborhood Healthcare is regarded as a caring and compassionate place that helps those most in need.
